As Chair of Rubin Rudman’s Real Estate Practice, she brings over two decades of experience helping clients manage risk and move deals forward efficiently, strategically, and with a keen understanding of the bigger picture.
Andrea’s approach to real estate is grounded in pragmatism and creativity. Entering the field during the dot-com recession, she quickly found a passion for the problem-solving nature of the work and the opportunity to connect directly with clients. Today, she represents a broad range of commercial real estate stakeholders at the local, regional, and national level, including developers of industrial properties, suburban office parks, educational facilities, and downtown office buildings.
Her work includes negotiating acquisitions and dispositions, advising on due diligence and entitlement matters, structuring construction and permanent loan transactions, and drafting and closing commercial leases. Development and Disposition of $43M Industrial Facility for Monogram Foods
Represented the developer in all aspects of the acquisition, development, leasing, financing, and disposition of a 135,000-square-foot industrial facility in Haverhill, Massachusetts—named “Project of the Month” by the New England Real Estate Journal. The transaction involved a complex NNN Build-to-Suit Lease with Monogram Foods, one of the Inc. 5000’s fastest-growing companies, which included a purchase option and a fully-negotiated forward Purchase and Sale Agreement. Additional components included negotiating cross-easement agreements, securing construction financing, and executing a forward sale to a third-party buyer mid-construction. The deal closed at the end of 2022 for $43 million. Andrea led every aspect of the transaction, serving as sole counsel opposite a team of eight.
Portfolio Lease Strategy for Multi-Generational Business Sale
Managed the real estate components of a major asset sale involving a multi-generational retail business. Representation included negotiating leases for eight retail locations, coordinating with multiple lenders, and resolving complex valuation and liability issues. Also advised on the post-sale transfer of title for each property.
Urban Redevelopment: From $15M to $60M in Two Years
Advised on the acquisition, redevelopment, financing, and ultimate disposition of a downtown commercial property. The transaction involved securing construction financing, tenanting the building, and overseeing strategic improvements that significantly increased value. The property, purchased for approximately $15 million in 2014, sold for more than $60 million two years later.
Acquisition and Development of Five-Building Office Campus
Represented the developer in the acquisition, financing, and development of a five-building office park. The project required the revival and modernization of a decades-old cross-easement agreement and the negotiation of multiple construction loan facilities and commercial leases. Ten years into the asset’s ownership, Andrea handled the recapitalization of the asset and the entry of a new capital investor, together with a modification to the loan facility.
$100 Million Medical Office Portfolio Disposition and Leaseback
Played a leading role in the $100 million sale-leaseback of a ten-building medical office portfolio. The deal included complex lease structuring for hospitals and healthcare providers and coordination of closing logistics across multiple jurisdictions.
Campus Expansion and Bond Financing for Educational Institution
Represented an educational institution in the acquisition and $9.04 million bond-financed development of a permanent campus. Handled the negotiation of construction financing, easement agreements, and a revenue bond facility to support long-term growth and infrastructure planning.
