James represents commercial real estate investors, property managers, and developers in a wide range of transactions, with a focus on dispositions and leasing. He drafts and negotiates purchase and sale agreements, handles complex commercial lease matters, and advises clients on entity structuring, business asset transfers, and shareholder considerations. Whether he’s collaborating with brokers, engineers, title agents, or zoning officials, James excels at moving transactions forward with precision and care.

Clients value James for his thoroughness and reliability—qualities that help keep deals on track and mitigate risk in a market increasingly shaped by interest rate fluctuations and evolving tenant needs. He is particularly adept at managing critical deadlines, resolving title issues, and ensuring no key deliverables fall through the cracks.

Earlier in his career, James gained hands-on experience working on residential real estate deals before shifting his focus to commercial leasing, acquisitions, and financing. While in law school, he supported emerging tech and startup clients through a legal clinic, gaining practical insight into entity formation, trademark filings, and privacy matters—experience that continues to inform his thoughtful, detail-oriented approach to business transactions.

Strategic Acquisition in Worcester County Enterprise Zone

Represented a Delaware series limited liability company in its $3 million acquisition of a commercial retail condominium unit and related business assets located in a regional enterprise zone in Worcester County, Massachusetts. Guided the client through complex regulatory and condominium restrictions to ensure a smooth closing.

Retail Leasing Across National Brands

Advised a real estate developer in the negotiation of multiple leases with national retail and fast-food tenants within a shopping plaza. Addressed and resolved operational complexities tied to separately owned lots and negotiated around exclusive use provisions affecting tenant operations.

Asset and Real Estate Sale of Funeral Home Business

Represented a funeral home operator in the sale of its real estate and substantially all assets of the business. Managed the transaction’s layered financing structure, including coordination of primary lender terms and junior seller-financing components.
