Toulouse has a broad-based commercial real estate practice that encompasses acquisition, development, financing, and leasing for a wide range of local, regional, and national developers and financiers of commercial properties. During her over 20-year career, she has advised clients on multi-faceted projects including industrial properties, educational uses, suburban office parks, and downtown office buildings. As a generalist, Toulouse is highly regarded for her ability to support clients throughout their entire real estate development life cycle.

She is listed in Lawdragon 500 Leading Global Real Estate Lawyers (2025), The Best Lawyers in America®, Real Estate Law (2023-2024), and Boston Magazine Top Lawyers in Real Estate (2022-2024). In 2023, she was named a Go To Commercial Real Estate Lawyer by Massachusetts Lawyers Weekly. Toulouse received her B.A., magna cum laude, from the State University of New York at Albany and her J.D. from Boston College Law School.
